Houston Community Land Trust (CLT) is partnering with the City of Houston and Houston Land Bank’s New Home Development Program (NHDP) to make high-quality, new construction homes available to qualified buyers for prices beginning at approximately $74,615 for a three-bedroom home. Total monthly payments for Houston CLT homes range from $785 to $1,000 depending on the number of bedrooms and financing terms. Are You Eligible to Purchase a Home?

To qualify for our program, applicants must:

  • Have a gross annual household income of less than 80% AMI (see the AMI chart to the right).
  • Be a US citizen or permanent resident

  • Attend an 8-hour HUD certified homebuyer education course and one of our HCLT orientation classes.
  • Be able to obtain a fixed-rate, 30-year mortgage from one of our approved lenders.

  • Be able to contribute at least $350 of personal funds at closing.

  • Maintain at least $1000 of personal funds in reserve after closing.

  • Be willing and able to submit all required documentation to verify eligibility.

Based on you answers, you are not eligible to purchase a Houston CLT home through the New Home Development Program for the reason(s) below. If you think you have received this result in error, please contact us at applications@houstonclt.org.

  • You cannot own another home at the time you purchase a Houston CLT home unless your current home was impacted by Harvey, sits in a designated floodway, or is in substandard condition.

  • Applicants must be either a US citizen or have resident alien status.
  • The Houston CLT homeownership program is intended for Houston area residents.
  • Your income appears to be too low to qualify for a mortgage.
  • Your gross household income appears to exceed 80% of area median income, which is the income limit for the Houston CLT homeownership program. However, if you have a household of six or more people, you may still fall within income limits. Please contact us at applications@houstonclt.org to find out more about your eligibility.

    Please note that Houston CLT is just one of many options available to make buying a home affordable for households earning 80% AMI or less. Even if you are not eligible to purchase a home through Houston CLT, you may be eligible for other home-buying assistance programs. If you want to explore other options, including a program granting up to $30,000 in down payment assistance to eligible home buyers, please see the Homebuyer Assistance Program (HAP) offered by the City of Houston.

    Please note that buyers receiving down payment assistance through the City of Houston HAP program are not eligible to purchase a home through Houston CLT.
